What is an EPC
An Energy Performance Certificate (EPC) is a mandatory part of the Home Information Pack (HIP) that is required when a house is sold.
This is an EU directive in compliance with the Housing Act 2004, the Home Information Pack regulations and the Energy Performance of Buildings Directive.
The EPC will tell you how energy efficient your property is, and suggest how you can improve the energy efficiency of your property. This can only be carried out by accredited Domestic Energy Assessors (DEA) and Home Inspectors.
All new rentals now require an EPC.
As from 1st October 2008 Landlords are required to provide an EPC for all new rental contracts, this EPC will last for 10 years.

The Survey
Once you have contacted us our DEA will visit your property to carry out the energy survey.
He is required to inspect numerous elements of the dwelling some of which are as follows:
- Take measurements of the property
- Survey heating systems and controls
- Hot water cylinder (if fitted)
- Inspect Utility meters
- Windows and doors
- Loft space and walls for insulation
- Record age and construction of property
- Photos of certain elements of the property are also required
EPC's from £55
HIP's from £340 (up to 4 Bed freehold) and are not subject to VAT
